The Management Fund

Your money, transparently spent.

The fund is a separate balance that remains entirely yours. We draw from it only as materials are used on your property — at actual cost, with no markup. Every deduction is documented in your monthly report.

When the balance reaches IDR 500,000, we send a simple replenishment invoice. You always know exactly where your money goes.

It brings your property up to Amanah’s standard before ongoing care begins. The amount depends on current condition and is assessed after the first audit. If major repairs are needed first, we coordinate trusted contractors (paid by you) and then commence service.
Materials, replacements and supplies are drawn from your management fund at actual cost — never with a markup. Each deduction is itemised and documented in your monthly report.
Any single item or replacement exceeding IDR 1,500,000 requires your approval first. We provide a clear recommendation, but the final decision is always yours.
Yes. The base fee scales with property size and complexity — from IDR 2,000,000 for a one-bedroom villa to IDR 3,000,000 for a four-bedroom. We’ll recommend the right plan after seeing your property.
Every month you receive a report documenting the audit findings, the preventative work carried out, before/after photos, and a fully transparent record of any costs deducted from your fund.
